The building

The house dates to around 1780 and spent its recent decades as an antique shop, 1780 House Antiques. It is listed in the Southampton Historic Resources Survey and is associated with the Rose family, one of the town's early English settler families. That history shaped the project: the conversion went before Southampton's architectural review and landmarks boards, and owners Albert and Ashley Capraro kept the exterior and the historic elements while adding a vestibule, ADA access and the parking lot behind.

The East Hampton Press described Hampton Premium Green as the first New York-licensed dispensary to follow the town's full commercial site-plan process to the letter. Ashley Capraro's license was awarded in 2023, so the store took years, not months, to go from license to opening day. Inside, opening coverage described the space as clean and contemporary, with no loud signage outside. Rotating vendors visit the store to explain their products.

Why Water Mill has a dispensary and Bridgehampton does not

Water Mill and Bridgehampton are both hamlets of the Town of Southampton, which opted in to licensed retail in 2021. A hamlet has no government of its own, so the town's decision governs. The difference is simply where a licensed operator found a site and cleared the approvals. As of 2026 the state's verification list shows no licensed storefront in Bridgehampton, which puts Hampton Premium Green a short drive west on Montauk Highway for Bridgehampton searchers.

The incorporated villages are another matter. Sagaponack, Southampton Village, Quogue, Westhampton Beach and North Haven each opted out within their own borders, and East Hampton Town opted out of retail entirely, which covers Wainscott, Amagansett, Springs and Montauk. Opt-outs stop storefronts, not delivery, so licensed stores can still deliver to private residences and rentals in every one of them.

Other licensed stores nearby

Three more licensed dispensaries sit a few miles west on County Road 39 in Southampton: The Hamptons Collective at 257 County Road 39A, Charlie Fox at 471 County Road 39, and Brown Budda New York at 1533 County Road 39. All three appear on the state's verification list as of 2026 and offer delivery. The dispensary directory carries current details for each, and the Southampton page covers the town around them.

Shops on Shinnecock Nation territory west of the canal operate under the Nation's own authority rather than a New York license, so they do not carry the OCM verification code.

Before you go

  • Bring ID. Adults 21+ only. A driver's license from any state or a passport works.
  • Verify the store. Verify licensed status via the OCM QR code at cannabis.ny.gov, posted at every licensed dispensary.
  • Know the limits. Adults 21+ can possess up to 3 ounces of cannabis and 24 grams of concentrated cannabis.
  • Edibles take time. Start low, go slow. A low-milligram first serving, then a long wait, since New York's own guidance notes edibles can take up to four hours to register.
  • Delivery is prepaid. Orders are paid when placed, the courier checks ID and takes a signature, and drops go only to residences, rentals and private businesses.

The rules after checkout

Using cannabis in a motor vehicle is illegal in New York, for drivers and passengers, moving or parked, so purchases ride in a closed container. New York state law prohibits cannabis consumption on state-owned land and in public spaces, which takes in the ocean beaches, Flying Point and Mecox included, plus their lots. Consumption is also barred at private businesses such as restaurant patios. A rental lease can rule out smoking altogether, so read it first.

Water Mill beyond the store

Water Mill takes its name from the mill on Old Mill Road. The National Register entry dates the first mill to 1644, built by Edward Howell, though that date rests partly on oral history. The surviving structure now houses the Water Mill Museum at 41 Old Mill Road, open since 1969, with seasonal hours.

The Parrish Art Museum sits on Montauk Highway, and its winter show, *William Merritt Chase and Walter Granville-Smith*, runs November 16, 2026 through March 21, 2027. Between the two, the farm fields along Montauk Highway read as farmland again once the season ends, which is the main argument for seeing Water Mill in winter. The Water Mill page has more, and East End happenings are on the events hub.

Bridgehampton has no licensed storefront, which makes Water Mill the nearest stop, with three more stores on County Road 39. Bring ID, scan the OCM code, and keep the car and the beaches clear.
