Dispensaries in Southampton, NY: All Three Licensed Stores Are on County Road 39

Southampton Village opted out of cannabis retail, so the licensed stores line County Road 39 instead. Where they are, what to know before the visit, and the town beyond the bypass.

5 min read

Every licensed dispensary in Southampton sits outside the village. That is the first thing to know when searching for dispensaries in Southampton, NY. The Village of Southampton opted out of cannabis retail in 2021, while the surrounding Town of Southampton opted in, so the stores line County Road 39, the bypass east of the Shinnecock Canal, rather than Main Street or Jobs Lane. For adults 21+ with a car, that makes shopping easy: the strip sits on the route most people drive east anyway.

The County Road 39 strip

As of 2026, three licensed dispensaries operate on or just off County Road 39 between Shinnecock Hills and the village:

  • Brown Budda New York, 1533 County Road 39, about a mile west of Shinnecock Hills Golf Club. The first state-licensed dispensary in Southampton, it opened in October 2024 as delivery and curbside only and now lists in-store shopping, pickup and delivery on its site.
  • Charlie Fox, 471 County Road 39, in the Tuckahoe stretch. Walk-in shopping plus same-day delivery across the South Fork.
  • The Hamptons Collective, 257 County Road 39A. The newest of the three, with in-store shopping, online ordering for pickup, and delivery from Westhampton to Montauk.

A few miles east, Hampton Premium Green at 978 Montauk Highway in Water Mill occupies a restored farmhouse and runs its own delivery service. Hours differ by store and by season, so check each store's site before driving.

The dispensary directory lists all four with current details.

Why none are in the village

New York's 2021 cannabis law let municipalities opt out of dispensaries and consumption lounges by year's end. Southampton Village trustees voted unanimously in September 2021 to opt out of both. The Town of Southampton opted in, but its incorporated villages, including Sagaponack, Quogue, Westhampton Beach and North Haven, opted out. The result is a map where licensed retail clusters on town land along the main road.

Further west on Montauk Highway, past the Shinnecock Hills, a row of shops operates on Shinnecock Nation territory. They run under the Nation's own authority rather than a state license, so they do not carry the OCM verification code. The four stores listed above are the state-licensed ones.

Before you go

  • Bring ID. Adults 21+ only, with a valid government-issued photo ID. Out-of-state licenses and passports work. No ID, no sale.
  • Verify the store. Verify licensed status via the OCM QR code at cannabis.ny.gov, displayed at every licensed dispensary.
  • Know the limits. Up to 3 ounces of cannabis and 24 grams of concentrated cannabis, which includes edibles and vape oils.
  • Check payment. Accepted payment differs by store. Delivery orders must be prepaid, never cash at the door.
  • Plan the edibles. Start low, go slow. A low-milligram first serving and a long wait beats a second one taken too early.

Getting it home

Consuming cannabis in a vehicle is prohibited in New York for drivers and passengers. Keep purchases sealed and in the trunk for the drive back to the rental, and never drive after consuming. Smoking and vaping are banned on LIRR trains, in stations and on platforms.

New York state law prohibits cannabis consumption on state-owned land and in public spaces, and consumption is also barred at private businesses such as restaurant patios. The realistic setting is a private residence, if the lease allows it.

Southampton beyond the bypass

Southampton was settled in 1640, when English colonists from Lynn, Massachusetts landed at Conscience Point on North Sea Harbor, making it the oldest English settlement in New York State. That farming past is still visible. The Halsey House, built around 1683 by Thomas Halsey Jr., son of one of the founding families, survives as a house museum run by the Southampton History Museum. Farmland still runs along Montauk Highway between the village and Water Mill, and the farm stands that dot it thin out once the season ends.

In the village itself, the Southampton Arts Center on Jobs Lane runs free gallery shows and programs on weekends. The off-season is when the village is easiest to see: parking appears, the bypass moves, and the farmland reads as farmland again rather than a backdrop to traffic.

Shopping County Road 39 and then heading into the village works in either order, with one rule: purchases stay sealed in the car, and nothing is opened on the street or in the parks.

The short version

Dispensaries in Southampton, NY are on County Road 39, not in the village, because the village opted out and the town opted in. Three licensed stores sit on the bypass and a fourth is in Water Mill. Bring ID, scan the OCM code, keep purchases sealed in the trunk, and plan on the rental as the only realistic place to consume. What is on in Southampton and across the East End this season is on the events hub.
